Where to collect the A&A Works Application form?

What is the time taken by Management to process the Application?

The time taken for the approval of application take at least (1) one week before commencement of any A&A works. The approval of application may delay since each submission can vary greatly in terms of complexity.

 

Complete and good quality submissions which do not require additional document to be issued and complied with, as well as quick response and compliance to written directions by qualified person or authority will facilitate the process and shorten the time taken for approval of application.

What are the Working Hours allowed for A&A Works?

For Non-Noisy Works:

Weekdays (0900 to 1900 hours)

Saturday (0900 to 1400 hours)

For Noisy Works:

Weekdays (Before 0900 hours and after 1900 hours)

Saturday (Before 0900 hours and after 1400 hours)

Can I start Renovation before I apply for SP Services?

Yes, you can start your renovation before you apply for SP Services to install the electrical meter or switch on the electricity for your unit. However, if you need electricity for your renovation works, you can apply Temporary Electricity Supply from the Management office.

Do not use the common corridor electrical outlet without the management approval, or illegal tapping and tampering of common area electricity outlet. Such practices infringes upon the statutory law (Electricity Act, Chapter 89A), Building Maintenance & Strata Management Act (BMSMA) and the House Rules and By-Law of the MCST 4111.

Is there any Signage Guideline to follow?

The purpose of the Signage Guidelines is to provide consistent, coherent and to strike a balance between safeguarding our building facade and driveway from visual clutter and meeting the commercial needs of businesses. We have adopt a set of guidelines from the Building and Construction Authority (BCA) when granting approval for business and advertising signage.

For External Buiding Facade

  1. the aggregate area of all business and advertisement signs does not exceed 100 sqm per frontage, or 50% of the surface area of the strata unit wall as measured up to 30m above the ground level (from level 1 to 4), whichever is smaller; and

  2. the top edge of all advertisement signs does not exceed the height of commercial and/or industrial floors, or 30m above the ground level, whichever is lower.

For Internal Building (Common Areas)

  1. the aggregate area of all business and advertisement signs does not exceed 30% of the surface area of the exterior strata unit wall.

Where can I dispose my Renovation Debris?

Renovation debris must be discarded off-site. Offenders who are caught doing illegal dumping at the bin centre and in the common areas of the development shall be liable for the cost of replacement or repair to the damages caused. The fine amount shall be $2,000.00 per incident/ occurrence.

You and your renovation contractor shall under no circumstances throw renovation debris down the common drainage or wash down into the water cistern or floor trap. If chokage occurs to non-compliance, the chokage must be cleared to the satisfaction of the Management at the sole expense of the Purchaser/ Owner.

When can I get back my A&A Works Deposit?

Upon completion of the A&A works, you must make arrangement with the Management for a joint inspection to ensure that the A&A Works carried out are in accordance to your submission. Deposit will be refund within 45 days upon joint inspection approval date.

Refuse Disposal

Where can I dispose my Daily General Waste

Your daily general waste (domestic waste) should be collected in plastic bags and tied securely. You can dispose your trash inside the lift lobby litter bins. However, do not place the trash on the floors or on top the litter bins if the bins are full, this will cause our lift lobbies to look unsightly, unhygienic and will attract unwanted pest.

If the litter bins are full or your trash is unable to fit or place in the bins, kindly dispose off in the 660L (Green) bins located at level 1 or at the bin centre.

What are the items considered as Daily General Waste?

Items considered as daily general waste (domestic waste) are:

Paper (eg. newspapers, magazines, books, office papers, junk mails, paper packaging)
Plastic (eg. drinking plastic bottles, plastic bags, food plastic containers)
Glass (eg. drinking glass bottles, glass jars, glass containers)
Metal (eg. aluminium cans, tins cans, oil cans, candy cans)
Others (eg. stationary, small amount of electrical wiring, wiping cloths, dusts and small amount debris)

Please empty out any container with residuals before disposing.

What are the items considered as Bulky Items?

Items like cardboards, unwanted furniture, used wooden pallets, photocopier machine, refrigerator, electronic and electric waste, commercial waste, business goods and wares, renovation debris are considered as bulky items.

What shall I do with Bulky Items

Bulky items, commercial waste and renovation debris cannot be collected with the general refuse collection trucks. They need to be specially arrange and dispose off.

If you have the above items to dispose, please fill up and submit the disposal form at our management office during the operating office hours or contact our staff Mr. Tiger Lee at (65) 6702 4533 to make arrangement for the disposal.

What are the charges to dispose off Bulky Items

What is the FINE for illegal Dumping?

The MCST takes a serious view on illegal dumping as it pose a fire hazard. The By-Law was passed on 27th Apr 2016 EOGM that the Management Council was empower to penalize and fine offenders who are caught doing illegal dumping at the bin centre and in the common areas of the development.

 

Offenders of such act shall be liable for the cost of replacement or repair to the damages caused. The fine amount shall be $2,000.00 per incident/ occurrence.

The Lift Lobby Litter Bin has not been cleared. What can I do?

We collect and clear the lift lobby litter bins twice daily.

From 8am to 10am for lobby 1 to 6, and 11:15am to 12pm for lobby 7.

The second round of clearing is from 5:45pm to 8pm for all lobby.

If they are not cleared in this frequency, please contact our Management office at (65) 6702 4531.

What are the Document require to apply for Season Parking?

For application of season parking, the following are required to submit for the Management approval:

  1. Full completed application form for Season Parking

  2. Tenancy agreement or proof of unit ownership

  3. Car ownership details (Print from www.onemotoring.com.sg)

Please ensure information given is correct. The Management will not refund/ be responsible for any hourly parking fee charged to your vehicle due to incorrect information submitted by the vehicle owner or applicant.

What is Exclusive Designated Lots?

Exclusive designated lots are unit based lots. This is to alleviate and provide convenience for door step parking. Exclusive designated lots are strictly for owners & tenants and only for the unit's first vehicle (bases on first come first serve basis). The Exclusive designated lots are meant for passenger vehicle and commercial vans not exceeding 2 meter height, strictly not valid for lorries and heavy vehicles.
